Request a current list nepokretnosti and check ownership, encumbrances and the registered property. For buildings, check construction documents, use permission and legalisation status. For land, check permitted use, planning conditions, access and applicable UTU.
Why a title extract is not enough
The legalisation law includes restrictions on transferring unauthorised buildings and specific exceptions. A missing permit needs a property-specific review. Plot subdivision and development potential must be verified with legal, cadastral and licensed planning professionals.
